Job Description - UK construction/project manager
Role Summary
We are seeking an experienced and dynamic Construction / Project Manager to lead the delivery of our new store opening programme across the UK. This pivotal role oversees projects from design through construction completion, handover, and aftercare. The Construction Manager will drive quality, programme, cost control, and seamless stakeholder communication, ensuring our growth ambitions are realised efficiently and to the highest standards.
Key Responsibilities
1. Strategic & Leadership Responsibilities
- Acts as construction manager for the UK, working closely with local management and the global growth team, serving as a subject matter expert particularly on bar setup optimisation and layout efficiencies.
- Set the local strategy for construction, building a strong local supplier and contractor network, negotiating commercial terms, and regularly reviewing supplier performance.
- Support the onboarding and mentoring of new project managers as and when the business invests in organisation growth, defining scope and processes as well as direct line management.
- Work collaboratively with the Real Estate team to oversee and manage the full lifecycle of new store projects.
2. Project & Technical Delivery
- Manage all aspects of new store construction and fit-out, coordinating detailed design, construction, and commissioning activities.
- Ensure projects comply with all specifications set by landlords, retailers, and UK regulatory bodies, including planning and building control requirements.
- Interpret CAD drawings and technical documents, communicating requirements clearly to contractors and consultants.
- Undertake regular site inspections, chair site meetings, identify defects early, and ensure robust quality control.
- Manage consolidation of snagging lists and ensure all items are completed and signed off by Real Estate/Ops at project close.
3. Commercial & Cost Management
- Maintain strong knowledge of competitive market costs, benchmarking to protect commercial value and find efficiencies.
- Prepare preliminary cost estimates and construction schedules, secure financial approvals, and manage / report variances.
- Lead tender processes, evaluate bids with local architects, and ensure global competitiveness.
- Track and report on cost savings and efficiencies, contributing to overall CAPEX optimisation.
- Sign off final accounts in conjunction with the Growth Team, validating all invoices.
4. Stakeholder & Brand Management
- Collaborate closely with Finance, CAPEX, Design, Architects, Contractors, IT, and other teams to ensure alignment and transparency throughout each project.
- Translate and interpret brand, design, and operational requirements into clear project deliverables, protecting brand equity and ensuring compliance with brand and retailer guidelines.
- Develop excellent collaborative relationships with all internal and external stakeholders.
- Proactively manage deviations to opening dates or budgets, communicating these effectively with proposed solutions.
5. Governance, Compliance & Continuous Improvement
- Ensure projects align with company standards, policies, and specifications, driving health & safety and CDM compliance across all sites.
- Maintain a robust risk register, change request log, and budget tracker.
- Undertake post-project audits and post-installation reviews to capture lessons learned and identify opportunities for future improvements.
- Provide clear, timely weekly updates on project status, highlighting potential risks and changes to senior leadership.
Role Focus: New Store Openings
- Coordinate and supervise detailed design phases to ensure alignment with brand and operational needs.
- Work closely with supply chain and contractors to deliver projects on time and on budget.
- Manage statutory approvals and landlord consents, ensuring full regulatory compliance.
- Ensure a complete, clean, and smooth handover of stores to the UK Operations team.
Desired Experience & Soft Skills
- Solid background in multi-site retail or hospitality construction, ideally within the UK market.
- Strong technical knowledge of construction, fit-out processes, and UK building regulations (including CDM).
- Excellent communication skills — able to build trust, simplify complex issues, and present confidently to senior leadership.
- Commercially astute with proven cost management and value engineering capability.
- Highly organised, detail-oriented, and comfortable managing multiple projects simultaneously.
- Proactive problem-solver with a collaborative approach and a strong commitment to protecting brand standards.
